Plans

1. Site Plan (only if garage conversion to living space)

2. Exterior Elevations (only for exterior changes)

  • Provide elevation drawings for all sides of the home where exterior changes are being made
  • Include accurate grade lines
  • Include lines representing finished floor levels
  • Dimension wall height for each story
  • Dimension building height, measured from average grade to average roof peak

3. Existing / Demo Plan

  • Include Room identification
  • Dimension all windows and doors
  • Include door swings and operation of each window
  • Label all tempered and egress windows
  • Locate all decks, balconies, porches, patios, stairs, steps, and ramps
  • Locate all plumbing fixtures and exhaust fans
  • Locate all smoke detectors and carbon monoxide alarms
  • Locate and identify all appliances within the area of work
  • Locate and identify all mechanical and HVAC equipment
  • Locate electrical panel
  • Locate all fire-resistance rated wall assemblies if utilized

4. Proposed Floor Plan

  • Include Room identification
  • Dimension all windows and doors
  • Include door swings and operation of each window

  • Locate all plumbing fixtures and exhaust fans

Floor plan details to include based on design:

General

  • All plans must include accurate scale and dimensions
  • The minimum sheet size for drafted plans is 17×11 inches, but 24×18 inches or 36×24 inches are preferred.
  • All plan pages uploaded for review must be the same size
  • DO NOT resize plans as the scale provided will not be accurate
  • If HVAC, electrical panel, and/or mechanical equipment is not located on the story where work is taking place, identify their locations and the type of equipment installed in writing somewhere in the plan set.
